Maintenance
Owners are responsible for all interior and exterior maintenance of dwelling units. Exterior walls and trim are to be “maintained with good appearance and condition”. Paint and stucco colors are to be one of five earth tone (beige) colors, garage doors are to be two shades lighter of the same stucco color, and trim is to be white, including gates. Front doors may be either white or the stucco color. There are to be no reflective screens or mirrored surfaces on the outside of the dwelling unit or visible through the windows. Draperies or linings seen from the windows are to be a uniform fabric and a plain color that is lighter than the exterior walls. (Section 7.2 of the CC&Rs)
Utilities
All utility installation and connections are to be underground. Units such as for air cooling and heating are to be concealed to the greatest extent possible. The Covenants specifically prohibit aerial masts; however, these guidelines provide written consent to allow for installation of dish receivers when concealed to the greatest extent possible. This is the guideline prescribed for solar collectors when a request is made for their installation. Shiny bright metal must be painted to subdue reflection.

Signs
No advertising or signs of any character are allowed, except with written consent of the Board. A small, tasteful “for sale” sign may be installed. (Section 7.10 of the CC&Rs)
Lighting
Each dwelling is to maintain at least one front yard light that is automatically illuminated during hours of darkness. The number, location, design and amount of light emitted is subject to Committee approval. A low-energy spiral 13-watt fluorescent lamp is suggested. No use is to be made of spotlighting, floodlighting or other high intensity light that reflects on other dwellings or the common areas.

Landscaping
Covenants call for each lot owner to have the required number of shrubs and trees. Where this has not been done, “the Board shall have the right and duty to install such landscaping, the cost chargeable to the Owner.” The Committee will work with lot owners to maintain the tree/shrub requirement.

The Architectural Review Committee is responsible to approve improvements at The Greens. The Covenants [Article 6] define “improvements” as reconstruction, remodeling, addition to or alteration of the exterior of any building, wall, fence or exterior structure. The Committee is to approve any disturbance of the surface of the land, including change of grade or drainage pattern; also, landscaping and removal of trees, plants and shrubs or any change or alteration including change of exterior appearance, color or texture.

Property owners are to submit plans to the Committee for review prior to make any improvement or change. (Section 6.5 of the CC&Rs)
